What loan amounts do you offer?

We fund deals ranging from $75,000 to $10,000,000+. Larger deals may require additional due diligence, but most of our deals fall between $250K and $3M.

What are your rates and terms?

Rates and terms depend on deal structure, but typical ranges include:

  • Rates: 8.99% – 12.5%
  • LTV: Up to 90% of purchase / 100% of rehab
  • Terms: 12–36 months
  • Interest-only payments
  • 30-year fixed available for rental and DSCR programs
How fast can I get approved and funded?

Same-day approvals are common.
Funding timeline: 5 to 21 days depending on title, escrow, and borrower responsiveness.
We are direct and fast—but not same-day or predatory lenders.

Do you fund ground-up construction or heavy rehab projects?

Yes, we fund:

  • Ground-up construction (residential and commercial)
  • Heavy rehabs
  • Tear-down and rebuilds

Permit status and builder experience may affect terms.

Do you check credit? Will this affect my score?

We perform a soft credit pull for pre-approval, which does not impact your score. A hard credit pull may be required only if the deal advances to closing and the lender requests it.

Do I need experience flipping or managing rentals?

No experience is required, but it helps. First-time investors may receive lower leverage or higher reserves. Experienced investors may qualify for preferred pricing and higher LTV.

Do you require income documentation or tax returns?

No. These are asset-based loans. We do not require tax returns, W2s, or DTI calculations. We fund based on the property’s potential and your plan to execute.

What documents do I need to submit?

For initial review:

  • Property address and contract or LOI
  • Purchase price, rehab estimate, and ARV
  • Borrower/entity info
  • Last 3 months of business bank statements
