WHOLESALE FUNDING FAQ
EMD funding is when we provide the earnest money deposit on your behalf for a wholesale deal. You get the deal under contract, we put up the deposit, and when the deal closes, we get our deposit back plus a flat fee. If the deal falls through under standard contingencies, the EMD is refundable.
Most EMDs are funded within 2-4 hours during business hours. If you submit before noon, we can typically have the wire to your title company the same day.
Transactional funding provides 100% of the A-to-B purchase price for double closings. We fund the first closing, you immediately close the B-to-C transaction, and we get repaid — often within hours. Fee is 1-2% of the funded amount.
No. We fund deals based on the numbers, not your track record. New wholesalers are welcome. That said, we do review each deal to make sure the numbers work and there is a viable exit strategy.
If the deal falls through under standard contingencies (inspection, financing, title), the EMD is refundable. We require a small non-refundable deposit upfront (typically 5% of the EMD amount) to cover our processing costs.
